General construction

Each home is constructed in virgin ground on a time-honoured pier and lintel system, designed by one of South Africa’s top structural engineers.

Every stage of construction is overseen by professionals in their field. Engineering, architecture and the construction process itself.

Municipal approvals are required at four important stages of building. A South African Master Builder’s contract further ensures the integrity of structure and finish-as well as providing security for the prospective homeowner.

Some notes on the construction itself:

Door and Window frames

Natural or painted timber is encouraged throughout. Timber may also be painted which is often seen in architectural features like the ventilation grilles in the gables or the fineals which atop them.

Roof

Chromadek, traffic green steel provides a wonderful uniformity to the entire Estate. It also enhances the blend between architecture and nature.

Gutters and fascia

Constructed from Nutec board they outline the finish on each home. Like the plaster band around every opening they are the accent to the natural coloured paints which are employed on each house. Further accent is provided by the delightful and distinctive brookielace.

Glass

Laminated safety glass to glass sliding door and windows where safety is important.

Ceilings, cornice and skirtings

An integral part of the interior finish to every home. High ceilings, broad cornice and moulded skirting provide a luxurious touch to the interiors.

Carpet and Floor coverings

An intimate and individual touch to every room provided by weave or ceramic, clay or wool. Coverings like these are very personal; and normal in consultation between builder, owner and supplier.

Kitchen and built-in cupboards

Constructed from the latest in material and design. Solid timber or solid granite. Wrap door or factory moulded. Anything is possible. Vanities of marble or stone-a vital part of the finished product in kitchen, bathroom or bedroom. There is a wondrous choice of quartz, stone, marble or polymer. Blends in a myriad of colours and designs.

Cooker tops and ovens

Offered in gas or electric or a combination of both. The centre point of each kitchen, ergonomically positioned for maximum efficiency.

Bathrooms

All bathroom fittings, sanitary ware and tiling are by the owner’s choice in consultation with the builder. Only the most skilled professionals are employed in the fitting however, where finish and satisfaction are paramount.

Plumbing

All plumbing and geyser work is only undertaken by registered contractors under overall supervision of the builder. Each home is individual in terms of its demand and requirement.

Electrical installation

A vital part of the finished home. Light fittings are selected by the owner, installed by the electrical contractors, under supervision of the builder and supported by a national electrical compliance certificate, which ensures both safety and ease of operation.

Driveways

Driveways are entirely at the requirement of the homeowner and complement the construction of each house. They are constructed of asphalt, brick paving or cobblestone.
