What is Broadacres Estate?

Broadacres Estate is an exclusive freehold private estate with only 20 Victorian/Natal designed homes combining convenience and privacy in a rural setting, ingeniously developed within an established citrus orchid, providing immediate greenery, privacy, fruit and shades.

Where is the Estate located?

Broadacres Estate is a beautifully and conveniently situated in the scenic KwaZulu Natal – Midlands five minutes from Hilton and 15 minutes from Pietermaritzburg. Each freehold, stand-alone site offers stunning, uninterrupted views over the Cedara Agricultural College and fields with Hilton Ridge in then ear distance.

How secure is the Estate?

Your security is of the utmost importance to us. We believe that the Estate should provide you with complete piece of mind. Broadacres may only be accessed via resident activated remote controlled security gates. Visitors may only entry via the intercom system, located in every home, or via a resident’s cell phone.

Who is responsible for the lawns & gardens?

The homeowners association employ gardeners for the communal garden areas, residents are responsible for the design and maintenance of their own gardens.

How do I choose which home to build?

The Estates architect Oliver Wills has created a classic design theme which may be altered to your specifications without prejudicing the overall style. The design optimises use of the winter sun and protection from the summer heat.

May staff reside with me?

Yes, either in the house or in a cottage attached to the house. One staff member per home.

Am I able to have a pet?

Yes. We understand that your pet is part of your family and therefore two dogs and two cats are welcome. In the interest of all, we do have a pet policy. This policy is available from your sales advisor. Are the homes freehold?

Yes, your home is entirely yours with all the rights and benefits associated with such ownership. You will receive title deeds in your name.

May I sell my home at any time?

Yes, the decision to sell is entirely your own. The purchaser agrees to join the Homeowners Association.

Do I have to sell my home if I no longer live in it?

No. You may rent it or choose to sell it.

What is the Homeowners Association?

B.A.H.O.A is the Broadacres Homeowners Association. It is a Private Limited company owned by the 20 property owners in the Estate of which you will be one. It owns the roads, walls, fences and gates. It also oversees the daily operation of the Estate.

Homeowners Association Levies

To finance the operations of B.A.H.O.A a current levy of R750 per month is currently raised.

Refuse removal

Refuse is collected at your gate every week at 8am by a contractor who currently charges R60 per collection. This charge is added to your levy account.

Rates and Taxes

Rates are levied by the Umngeni municipality and are calculated on the value of the property. We suggest as an average to budget around R1500 per month.

Water and Electricity

Water is supplied by Umgeni Municipality via the Estates meter to your individual metered supply which is read monthly and you are charged by B.A.H.O.A currently R10 per 1000 litres. First 6000 litres per month is free. Electricity is Eskom supplied to your individual meter which you pay monthly.

Telephone

Two telephone lines are available per house and ADSL is available. Your telephone line also operates your remote gate control.
